Downstairs – Sitting area with open fire to help relax and unwind. Open plan dining area and well equipped newly fitted modern kitchen if you opt to dine in. Shower room, utility room, with washing machine and drying area. Small garden area to the rear with picnic area.
Upstairs – Family bathroom, Three bedrooms, Bedroom one: large room with superking and single bed. Bedrooom two and three double rooms. All gas, electricity, towels and linen are included.

Set away from the hussle and bussle of the city, with the convenience of a grocery store and pub a stone throw away.

Balconie House is 16 miles North of the Highland capital, Inverness and 6 miles away from the lovely market town of Dingwall.
Within a short drive there are castles and historic site, Breweries and distilleries, many amazing golf courses.
The area is great for outdoor enthusiasts with many activities available, including walking to soak up the amazing scenery, cycling, fishing and many, many more.
Evanton has its own features including the nearby Fyrish Monument, a 4 mile uphill walk to uncover spectacular views.
The black rock Gorge, unexpectedly dramatic box canyon which featured in the film Harry Potter. And is the ultimate location when discovering the NC500 or on a ‘outlander’ quest.

Very welcoming and helpful host who picked us up from the airport. The house is huge, spotlessly clean and well managed. The hosts have prepared bread, cereal, cakes and to our surprise, very fresh flowers on the table. Great location, bus top and a Co-op next door. Fantastic stay. Totally recommended!

We enjoyed our stay. All was as expected. The house is spacious, two of the bedrooms are very generous, and the kitchen was easy to work in. The place was spotless. Most importantly though is the hospitality that Fiona provided to us. I left my IPad at the house when we left. Fiona found it, then packaged and mailed it, insured, to our next stop in Edinburgh, all at her own expense. Definitely going the extra mile to take care of her guests. Thank you Fiona!

I could not recommend Fiona’s little hidden gem on the outskirts of Inverness highly enough – she was very hospitable and provided little homey touches like a welcome message and fresh bread and cereals for us on arrival. A perfect location for those looking to explore the highlands but want a more scenic and secluded base for your trip. 5 stars all round!

If using Sat Nav, please use the property postcode IV16 9UN. The property is located on the main Street between the Balconie Inn & the Co-Operative Supermarket – just across from the bus stop. There is free parking outside the property, on the pavement (just make sure that you leave room for pedestrians). There is also a free public car park located just across the road – across from the Novar Arms.
